Terms of Service

Roll In Host LLC — Last updated June 17, 2026

Last updated: June 17, 2026. By using Roll In Host services, you agree to these terms.
Important: Roll In Host is software, not professional advice.

Our platform generates documents, calculations, tax classifications, and AI-assisted information to help you operate your park. These are tools, not legal, tax, accounting, or financial advice. You are responsible for having a licensed attorney review any lease, agreement, or notice, and a licensed accountant or CPA review any tax or financial figure, before you rely on it. See Sections 3 and 4 below.

1. Agreement

These Terms of Service ("Terms") constitute a legally binding agreement between you and Roll In Host LLC ("Roll In Host," "we," "us"). By accessing or using our services, you agree to be bound by these Terms. If you do not agree, do not use the services.

2. Services

Roll In Host provides software and technology tools for RV parks and campgrounds. These tools may include: online reservation and QR-code booking systems, payment processing integration (via Stripe), an owner/operator dashboard, long-term tenant and tenancy management, document and lease-template generation, move-out and notice handling, rent proration and invoicing, utility submetering and billing calculations, financial reporting with tax classification, and an AI-powered assistant. Roll In Host is a software and technology provider only. We do not operate your park, manage your tenancies, provide professional services, or act as your agent.

3. No Legal, Tax, Accounting, or Financial Advice

Roll In Host is a software company. We are not a law firm, accounting firm, tax preparer, or licensed financial, legal, or professional advisor, and we do not provide legal, tax, accounting, financial, or other professional advice. Using our services does not create any attorney-client, accountant-client, advisor-client, or fiduciary relationship between you and Roll In Host.

Any documents, templates, calculations, classifications, reports, summaries, suggestions, or AI-generated information produced by the platform — including, without limitation, lease and rental-agreement templates, move-out and notice language, rent-proration and billing calculations, utility and submetering bills, security-deposit handling, tax classifications, and financial or profit-and-loss reporting — are provided for general informational and operational convenience only. They do not constitute, and must not be relied upon as, legal, tax, accounting, or financial advice.

You are solely responsible for the accuracy, legality, completeness, and suitability of any document, calculation, classification, or figure you generate, customize, or rely upon. Specifically, you agree that, before relying on any output of the platform, you will:

Laws and regulations vary by jurisdiction and change over time. Roll In Host does not warrant or guarantee that any generated content is current, complete, or compliant with the laws of your jurisdiction.

4. Generated Documents, Calculations & AI Features

Document and lease templates. Any lease, rental agreement, notice, or document the platform generates is a starting template only, not a finished or jurisdiction-specific legal document. You must customize it for your situation and have it reviewed by your attorney before use.

Tax classifications and financial reports. Tax classifications, profit-and-loss figures, and financial reports are automated calculations provided for convenience. They are not tax advice, are not guaranteed to be accurate or complete, and are not a substitute for a CPA. You remain solely responsible for your tax determinations, filings, and compliance. Note that certain figures may be presented before payment-processing fees or other adjustments.

AI assistant. The AI-powered assistant generates responses using an automated system. Its responses may be incomplete, outdated, or incorrect, and may not reflect your park's full circumstances. You must independently verify any information it provides and must not rely on it as legal, tax, financial, or professional advice or as the sole basis for any decision.

Utility submetering and billing. Submetering and utility-billing tools assist with calculations only. You are responsible for ensuring your metering, rates, fees, and bills comply with applicable utility, landlord-tenant, and consumer-protection laws.

Your use of, and any reliance on, generated documents, calculations, classifications, and AI outputs is entirely at your own risk.

5. Park Operator Responsibilities

As a park operator using Roll In Host, you agree to:

6. Guest and Tenant Responsibilities

As a guest or tenant booking or renting through a park that uses Roll In Host, you agree to:

Your rental or stay is an agreement between you and the park operator. Roll In Host provides the software the park uses but is not a party to that agreement and is not your landlord, host, or service provider.

7. Payments and Fees

All payments are processed through Stripe. Roll In Host charges park operators a monthly subscription fee of $99/month after any applicable free trial period. There are no per-booking fees charged by Roll In Host. Optional add-on features are available for $5/month each. One-time setup fees apply as agreed at sign-up.

Founding park operators who signed up during our initial launch period receive 4 months of free service before the standard $99/month subscription begins.

8. Cancellation and Refunds

Park operators may cancel their Roll In Host subscription at any time. Cancellation takes effect at the end of the current billing period. No partial refunds are issued for unused subscription time.

Guest and tenant refunds are governed by each individual park's cancellation and rental policies. Roll In Host is not responsible for guest or tenant refunds — these are managed between the guest or tenant and the park operator through Stripe.

One-time setup fees and site rebuild fees are non-refundable once work has commenced.

9. Ownership of Your Site

Park operators who purchase a site rebuild own their website outright upon final payment. Roll In Host retains no ownership of custom-built park websites. If you cancel your subscription, you retain full ownership of your website files and content. Your booking system will cease functioning if you cancel your subscription, but your website design, photos, and content remain yours.

10. Intellectual Property

Roll In Host owns all proprietary technology, booking software, and platform infrastructure. Park operators retain ownership of their own logos, photos, and content. You grant Roll In Host a license to use your park name and basic information for directory listing purposes.

11. Service Availability

We strive for high availability but do not guarantee uninterrupted service. The services are provided "as is" and "as available," without warranties of any kind, whether express or implied, including any implied warranties of merchantability, fitness for a particular purpose, accuracy, or non-infringement. We are not liable for losses resulting from system downtime, technical failures, or interruptions outside our reasonable control.

12. Limitation of Liability

To the maximum extent permitted by law, Roll In Host's total liability to any park operator, guest, or tenant shall not exceed the total fees paid to Roll In Host in the 3 months preceding the claim. We are not liable for indirect, incidental, special, consequential, or punitive damages.

Without limiting the above, Roll In Host is not liable for any loss, cost, penalty, fine, claim, dispute, or damage arising from or related to your use of or reliance on any document, template, lease, notice, calculation, tax classification, financial report, or AI-generated output produced by the platform, including any legal, tax, regulatory, or financial consequence of that use or reliance. You assume full responsibility for obtaining professional review as described in Sections 3 and 4.

13. Indemnification

You agree to indemnify and hold Roll In Host harmless from any claims, damages, losses, liabilities, or expenses (including reasonable attorneys' fees) arising from your use of our services, your use of or reliance on any generated document, lease, notice, tax classification, or other output, your dealings with your tenants, guests, or authorities, your violation of these Terms, or your violation of any law or third-party right.

14. Termination

We reserve the right to suspend or terminate accounts that violate these Terms, engage in fraudulent activity, or cause harm to other users. We will provide notice where reasonably possible.

15. Governing Law

These Terms are governed by the laws of the State of Arizona, USA. Any disputes shall be resolved in the courts of Arizona.

16. Changes to Terms

We may update these Terms periodically. We will notify park operators of material changes by email with 30 days notice. Continued use of the service constitutes acceptance.
